We understand the importance of making sure rental property stays occupied. To do that, we find tenants where they are – online. Through online listings and Soda City Rentals‘ strong social media presence, Soda City Rentals casts a wide net to ensure the available property is seen by clients who are searching for a new home in the Columbia area. We also hire professional photographers to capture pictures of your home to show it in the best possible light. On-site signs and fliers are also utilized when necessary.

Property Maintenance

Upkeep of your investment property is an important concern, whether you live around the corner or across the country. Soda City Rentals will handle all maintenance issues on your behalf. We call on our top-notch professionals to make timely and proper repairs. If the work costs more than $250, we will call you for approval if you desire, and the cost of repairs will be deducted from the rent amount paid to property owners each month.

Finding the right tenant

At Soda City Rentals, we take the responsibility of managing your property seriously. That includes finding qualified tenants. Our rental application includes a credit report, national background and eviction record checks, employment verification, and reference checks from previous landlords. We require tenants to show three times the monthly rental amount in gross income per month, and two most recent paystubs must be submitted.

Taking care of the day-to-day needs

Once the property is rented, Soda City Rentals maintains communication with tenants, collects rent, and coordinates repairs. While our normal business hours are 9 a.m. until 5 p.m. Monday through Friday, we have an emergency line tenants may call after hours and on weekends if immediate maintenance is needed.
